Sandpoint Estates is located at the southwest corner of La Brucherie and Brewer Road in the City of Imperial. The property is a proposed mixed used development project consisting of light industrial and some 234 single family residential homes. Adjacent to the airport, the light industrial portion of the project allows hangar space for small private aircraft and access to airport facilities.

The residential section, surrounded by a park and open spaces, make up the remaining portion of the project. Nearby are the Imperial Valley Mall, as well as numerous restaurants, movie theaters, banks and medical facilities. Located 15 minutes from the international border and ready access to Interstate 8 and San Diego, is ideally situated for commuters.
